Rockland basements get wet in two ways. Groundwater rises in spring and after big storms and pushes in through the cove joint where the floor meets the wall, through floor cracks, and through block walls that soak it up like a sponge; this is the county's main problem in the low ground along the Pascack Brook, the Hackensack headwaters around West Nyack and Congers, the Mahwah valley at Suffern and the Sparkill Creek through Orangetown, and in any house built on a high water table. Surface water comes from roofs and yards: downspouts dumping at the foundation, grading that slopes toward the house, window wells without covers, driveways pitched the wrong way. Surface water is cheap to fix and should be fixed first; groundwater needs a system.
The standard groundwater system in Rockland is an interior perimeter drain: the contractor cuts a channel in the slab along the inside of the foundation walls, installs perforated pipe in stone that collects water from under the slab and from weep holes drilled in the bottom course of block, and runs it to a sump pit where a pump sends it outside, well away from the house. A dimpled plastic wall vapor barrier directs wall seepage down into the drain. It works regardless of how the water arrives, it is installed in two to four days without digging up the yard, and it is what most Rockland waterproofers quote. A battery backup pump is part of any honest system, because the power goes out in exactly the storms that fill the pit.
Exterior waterproofing excavates to the footing, applies a membrane to the wall, installs a footing drain and backfills with stone. It stops water before it touches the wall and is the right answer for a wall that is structurally failing or for new construction, but it costs two to three times as much, destroys landscaping, decks and walks, and is impossible where houses are close together. Most existing Rockland houses are better served inside.
What a good Rockland quote includes
- Linear feet of interior drain and where it runs (full perimeter vs. the wet walls only, and why)
- Sump pit size, pump model and horsepower, check valve, and a battery or water-powered backup
- Discharge line routing: buried, to daylight or a drywell, far enough from the foundation, with a freeze-protected outlet
- Wall vapor barrier height and how finished walls will be handled (removed and who rebuilds)
- Permit, if your town requires one for cutting the slab
- The warranty: transferable, lifetime on the drain, and what it covers (water on the floor, not humidity)
A quote that is far cheaper because it runs the drain only along one wall, uses a cheap pump with no backup, or ends the discharge at the foundation is a quote for a basement that floods again. Two quotes are normal for a job this size, and the second is free here.

Ranges are published 2026 national figures (Angi's and HomeGuide's basement waterproofing cost guides for typical projects, interior French drain and exterior excavation ranges; HomeGuide and Angi sump pump and foundation crack repair pages; crawl space encapsulation figures from HomeGuide), not quotes from this site. Rockland quotes for interior drainage systems typically run in the upper half of national ranges. Details: Rockland waterproofing cost guide.
How it works
- Tell us about the job. Where and when the water shows up, whether the basement is finished, and whether there is a sump already. Photos help.
- We match you with a local pro. One independent waterproofing contractor, licensed in Rockland County and insured, that serves your town. We do not send your request to five companies.
- Get a free quote. They inspect inside and outside and quote in writing, with linear feet, pump, backup and warranty named. You decide; no fee and no obligation.
Questions
How much does basement waterproofing cost in Rockland County?
Angi's and HomeGuide's 2026 typical-project range is $2,300 to $7,600, average about $5,000; a full interior perimeter drain and sump system runs $5,000 to $15,000 depending on linear feet and finished walls, and exterior excavation $10,000 to $30,000 or more. Rockland quotes for interior systems typically sit in the upper half; crack injections and sump installs are a few hundred to a few thousand dollars.
Interior or exterior waterproofing?
For an existing Rockland house with seepage, interior perimeter drainage with a sump and backup pump handles groundwater at a fraction of the cost and disruption. Exterior is for structurally failing walls, new construction, or a single accessible wall that is the whole problem.
Will a sump pump alone fix it?
Only if the water is already reaching one spot. Most seepage comes along the whole cove joint and through block walls, which needs the drain to collect it; the pump just moves what the drain catches.
Does waterproofing need a permit in Rockland?
Cutting the slab for a drain and sump, and any excavation against the foundation, is commonly permitted work in Rockland towns and villages; crack injections and grading usually are not. The contractor applies.
